When selecting residential properties, we focus on quality and value to ensure a solid investment for you. These criteria are designed to select homes that are in great condition and will appreciate in value. Here are our criteria:
Our current regional focus is on Ontario, Canada, preferably in the Greater Toronto and Hamilton Area. Additional markets with good historical price appreciation and sales activity may be added in the future.
We accept all types of homes, including Towns, Semis, Singles and Condos. We do not accept homes on land leases.
We cap at a maximum $1,175,000 purchase price but may go higher on a case-by-case basis.
Homes under 50 years old are preferable. They must be well-maintained and in good condition with systems like HVAC and roof, preferably under 15 years old since last installation. They must not have any structural issues and will undergo a property inspection to confirm that the home is in good condition.
Other important considerations include ensuring that the property title is free of any liens that are not satisfied upon sale. Additionally, the property must be free from hazardous substances and comply with all applicable environmental laws. The property should also be either owner-occupied or vacant at the time of possession.
